Our design process starts with the data from your Feasibility Check — real measurements, real utility locations, real constraints. The result is a design that's buildable, permit-ready, and optimized for your specific situation.

What's Included in Design:

  • Floor plans — optimized layout within the 45% size limit (per Title 10-6-10-B, your ADU cannot exceed 45% of your principal residence's living space)
  • Elevations — all four sides showing materials, windows, doors
  • Sections and details — wall assemblies, roof details, connections
  • Site plan — ADU placement, setbacks, utility runs
  • Material specifications — finishes, fixtures, and selections
  • Engineering — structural calculations as required
  • Stamped drawings — ready for permit submission

Design Considerations for Idaho:

  • 2018 IRC compliance — Idaho follows the 2018 International Residential Code for all residential construction
  • Climate zone 5B/6B — insulation and energy requirements for Twin Falls area winters
  • Snow loads — roof design rated for Idaho snow load requirements
  • Setback compliance — per Title 10-6-10-A, detached ADUs under 15 ft get 3 ft side/rear setbacks; over 15 ft requires 5-7 ft side and 15-20 ft rear depending on district
  • Egress requirements — bedroom windows sized for emergency exit
  • Design match requirement — per Title 10-6-10-B, ADU must be consistent with existing roof pitch, siding, and windows of the principal dwelling

Converting an existing garage into an ADU requires specialized design — new foundations or floor leveling, insulation upgrades, window additions for egress, and utility routing. We design conversions that look and feel like purpose-built living spaces, not converted garages.
